According to one of our neighbors, Douglas Jemal now owns all but two properties along the south side of NY ave between 6th and 7th. The two properties are Hodges and the only residential house left standing. Across the street on the north side of NY ave, there are also some rumors about plans for an office building going in where AV's is now, moving the facades of both DC Eagle and Avenue, and a new cinema. The Association is trying to get someone from Douglas Development to present their plans at an upcoming meeting.

at yesterdays HPRB meeting, mr calcott mentioned the 600 block of ny avenue and soon the HBRB would be hearing from the developer so you might want to ask HBRB staff. he said it on the record so it's in the transcript.

It would be great to get the developer in to one of our meetings at least one full month before they go before HPRB so that the community would have more time to develop comments on the plans and design before the HPRB meetings. I know that Si has been persistently trying to contact Jemal to get his reps. to present at a meeting, but I don't believe she's had any success. I welcome the development of the "Jemal" blocks of NY Ave. and 7th, but would like it if the neighborhood had more of an ability to participate in and benefit from the development.
In Foggy Bottom and other areas, the neighborhoods receive hundreds of thousands of dollars from the developers to compensate for the impact on parking, street use, etc.; meanwhile I don't think we've ever even gotten so much as a tree box, even from the larger developments like the Yale.
How can we better influence the developers when it comes to community beautification, amenities/services incorporated into the developments, etc.? Especially when it seems that HPRB rubber stamps most of what they propose? Does anyone have info. on what other groups have done to achieve success in these areas?

the board follows the staff report in almost every instance. the only time i recall they modified the staff conclusion is when they lowered the height of yale slightly. it's a safe bet to agree with the staff report. the board is a rubber stamp.

and one board member who voted for the 465-471 project questioned if anyone will like living on the first floor of this new building.
and good point on what other neighborhoods get for going along with development. here it seems, we're so appreciative to have development we dont want to offend the developer by asking them to contribute a cent to neighborhood beautification.
